Bought one at a time by a small builder, or by the compound for a full construction site, and priced the same way either way.

The shell is the cheap part
Two 20ft site cabins standing next to each other can be worth very different money, and from twenty feet away they look identical. The steel and the frame are the straightforward part. Everything that makes the cabin usable on a Monday morning is where the value sits, and it is the part worth walking round properly.
- The floor deck — put weight on it, especially by the door and under the windows. Soft patches mean water has been finding a way in.
- Lifting points — corner castings or lifting eyes, intact and undistorted. This decides whether the cabin can be moved again cheaply.
- Glazing and the door — sealed units that have not blown, and a door that shuts and locks without being lifted.
- Electrics — socket count, circuit count, what is left spare in the consumer unit, and whether the heater still works.
- Roof and gutters — standing water and blocked outlets are the reason most decks fail in the first place.
We describe each cabin as it actually is rather than as the category implies. Every cabin we sell is put right in our own yard before it goes out.
Sizing
Site cabin sizes and what they hold
Working figures from what we see in use rather than a published standard. They assume a normal desk, a chair that can push back, and room for two people to pass.

Refurbishment is ours
Decks, linings, floor coverings, glazing, door gear, lighting and shutter mechanisms are all yard work, done here before the cabin goes on a lorry. Doing it on hard standing with power to hand costs a fraction of doing it on your plot.
Electrical certification is supplied with units we have refurbished.
Partitions and layout
Stud walls, door positions, extra sockets and window openings can be changed before delivery. A marked-up photograph and two dimensions is enough to price from — it does not need to be a drawing.
Ask at enquiry stage. Once the cabin is standing on your site the same job needs a joiner and an electrician to travel to it.
Your side of the line
Ground preparation, the incoming electrical supply and the final connection are for you and your own electrician. We give them the figures they will ask for: consumer unit rating, circuit count and heating load.
Drainage and water for any unit with plumbing are the same — ours to describe, yours to connect.
The other direction
Selling site cabins at the end of a contract?
End-of-contract compounds are one of the commonest reasons people ring us.
Photographs, rough dimensions and the postcode where the units are standing. You get a figure for the cabins and a separate figure for the transport, a collection date, and payment by bank transfer on collection. One cabin or a whole compound, assessed unit by unit rather than priced at the worst one in the row.

Used site cabins
What is a site cabin?
A single self-contained building that travels complete on a lorry and is set into position on your plot. It is the standard unit on any construction compound and it does duty as an office, a store, a mess room or a gatehouse depending on how it is fitted out inside.
What sizes do used site cabins come in?
The lengths you will see most often are 12ft, 16ft, 20ft, 24ft, 32ft and 40ft, with widths of 8ft, 9ft or 10ft. A 10ft width takes a desk down each side with a walkway between them; an 8ft width takes one desk and a chair that cannot push back very far. Ask about width as well as length.
What is the difference between a site cabin and a site office?
Nothing structural. A site office is a site cabin fitted out for people to work in - flooring, lighting, sockets, heating and usually a partition or two. The same shell fitted with racking is a store and the same shell with seating and a servery is a canteen. The category describes the fit-out, not the building.
Do second hand site cabins come with legs?
Some do and some do not. A jackleg cabin has adjustable corner legs already fitted so it stands and levels itself on uneven ground. A skid-base cabin sits on the ground or on a prepared base. Both are common in used stock, and which you want depends entirely on what it is standing on.
How is a site cabin delivered and positioned?
On one of our own HIAB lorries, lifted into place. What matters is not our end but yours: hard standing the vehicle can reach and stand on, and a clear swing for the lift with nothing overhead. We ask about access at enquiry stage rather than discovering it on the day.
Can a used site cabin be joined to another one?
Yes. Two units set side by side and linked make a single larger space, and stacking with an external stair is possible where the plot is tight. Both are much cheaper decided before delivery than afterwards, so say at enquiry stage if that is what you have in mind.
Do you buy used site cabins as well as sell them?
Yes. If you have site cabins standing at the end of a contract, send photographs and the postcode and you get a figure for the cabins, a separate figure for the transport, and payment by bank transfer on collection.
